Schiphol seeks long-term construction partners for airport maintenance and modernisation

Schiphol is launching five major tenders to appoint long-term construction and maintenance partners. This marks an important step in the airport’s modernisation programme and in improving the experience for travellers and airlines. Over the coming years, Schiphol will invest billions of euros in enhancing the airport’s quality, reliability and capacity while tackling overdue maintenance. To fulfil that ambition, Schiphol is opting for long-term partnerships with construction and installation companies. Under this new approach, Schiphol will take greater control of the management and development of its own infrastructure.

“At Schiphol, we are undertaking the largest renewal and maintenance programme in our history. Our goal is to restore Schiphol to the standard of Europe’s leading airports, offering a high-quality experience for travellers and airlines. That starts with the fundamentals: well-maintained and reliable infrastructure. Large parts of our infrastructure will be renewed, replaced or renovated over the coming years. Between 2025 and 2035, Schiphol will invest €10 billion in renewal and quality improvements. To achieve this, we need strong partners. With these tenders, we are laying the foundation for long-term collaboration, combining the market’s expertise with greater direction and control from Schiphol. Together, we are building a future-proof airport, ensuring that Schiphol remains the international hub that connects the Netherlands with the world.“

Strong foundation for the next phase 
A significant number of the current construction and maintenance contracts will expire in 2028. Over the past few years, collaboration with Schiphol’s existing construction partners has made an important contribution to the management, maintenance and development of the airport.

With these new tender procedures, Schiphol is building on that foundation and structuring its partnerships for the next phase of its renewal programme. The new contracts are designed to support the airport’s long-term modernisation ambitions and ensure continued cooperation in delivering major infrastructure upgrades.

Tenders focused on quality 
The five tenders cover maintenance, replacement and project works relating to terminals, technical installations, aprons and operational buildings. This includes the upkeep of critical infrastructure that keeps the airport running every day, such as the concrete aprons where aircraft are parked, passenger bridges used for embarkation and disembarkation, gate-based power and pre-conditioned air supply systems, charging infrastructure for electric equipment, technical rooms, retail units, climate control systems and operational facilities such as fire stations.

Schiphol is opting for long-term contracts to enable both the airport and its market partners to invest jointly in craftsmanship, knowledge development and the efficient delivery of works. The new framework agreements will come into effect in 2028 and will have a term of nine years.

Schiphol takes greater control of its own infrastructure 
To further improve the quality of the airport, Schiphol is strengthening its control over its own infrastructure. Since the launch of its renewal programme, the airport has been investing in greater in-house knowledge, governance and insight into its assets. Through these new partnerships, Schiphol is taking the next step in that development.

The new model combines a stronger client and asset-management role for Schiphol with long-term collaboration with specialised partners. As an infrastructure operator, Schiphol will take greater responsibility for the maintenance, planning and performance of the airport’s assets. Construction and maintenance partners will contribute the craftsmanship, expertise and delivery capability that are essential to renewing and modernising the airport.
